Location is huge in finding the right lake house for you. You can find some lake houses on Lake Sam Rayburn or Toledo Bend that require a decent drive or just do not have the amenities near you that you would like. So, be sure and look within your defined area first before moving on to another area. Lake houses in East Texas are always coming on the market so do not get discouraged. Also, where do you want your house? Would higher up on a steep slope over looking the water and the beautiful East Texas sunsets be more your style? Do you prefer to be closer to the water, situating your house within one of the many coves located on Lake Sam Rayburn or Toledo Bend? These options are available to you, take the time needed to determine what will be best for you.
How often:
Are you going to be full time or part time? Depending on your budget a part time lake house may lake the amenities you would want in something you will be living full time in. Most people like to rough it occasionally, but full time can become quite bothersome. Full time or part time living may determine what time of storage to look for in your lake house too. Someone moving to the lake full time from a residential neighborhood will have additional lake toys to store. Possibly even machinery if your lake house has some acreage. These are big determining factors in choosing the lake house that is right for you. The Army Core of Engineers will not allow permanent dock construction on some lakes in East Texas. Portable docks can have a time limit of 72 hours in one spot before needing to be moved. Always check with your agent about requirements regarding building structures on or around your lake house. Also, its a good idea if you will not have your own dock or boat slip to know where the closest public boat ramp is. We even suggest to go take a look at it and see how well maintained it is and verify you wont have any issues launching your boat from there. We also suggest you take a look around for local mechanics and verify they are still in business if you will not be using the dealership for repairs. Just like any other lake filling up with gas on our East Texas lakes will be more expensive than a local station.
Budgets:
How much time do you think you will be spending outside? This could be a time to really consider how big of a budget you should have for your deck. There are many different styles you can choose from such as a multi-level deck that could be great for a lake house. We also suggest leaving a portion of your deck covered so you can have a place to rest from the East Texas sun. If a deck is not your style you still have plenty of choice for lounge areas somewhere in your lawn, hopefully close to the water! When choosing a spot closer to the water always make sure it you keep the grass well manicured. We do not want any animals sneaking up on you while you relax.
